Countryside Realty provides many services to our sellers. We are committed to the highest standards of professional service and offer a guarantee of performance. We will market your property to ensure the highest possible market value.
We provide each seller with a free Seller's information Package. The package includes Tips to Prepare Your home for Sale, Information on pricing your home, and more. To receive your free package, send your name and address to email@example.com.
To begin the process of selling a home, Countryside Realty will perform a comprehensive, computerized market analysis to establish the fair market value of your property. The agent will then prepare and explain the listing process and agreement. In turn, you will sign the listing agreement. Finally, Countryside Realty will submit the listing to the Southeastern Indiana (SEI) Board of Realtors Multiple Listing Service.
Once the listing agreement is signed, your agent will place a for sale sign in the yard. The sign will list Countryside Realty's phone number; therefore, your home will not receive any phone calls from possible buyers to interrupt your busy schedule. The agent will also install a brochure box with listing packets for potential buyers. We will inform the Top 50 Realtors in the area of your listing. The final stages of the New Listing Marketing are to schedule a Countryside Realty Office Tour and a "Brokers Open House" of your property. The Tour and Open House will allow all area agents to speak knowledgably about your property when discussing the property with potential buyers. Your listing agent will mail "Just Listed" postcards to our marketing database. He/She will phone all potential buyers with details of your listing.
Although your property is everything you wanted it to be, there is an ideal viewing for each property. When Countryside Realty calls you to schedule a showing of your property, organize your home. Be sure that guests can easily view the full potential of each room by allowing them to walk freely on all available floor space. Make your property feel like home to others. Some home owners have even taken this thought to the fullest thought and set cookies out for the potential buyer. Individuals need to be able to imagine themselves living in your property. So, encourage them to explore by preparing your property.
Countryside Realty has established relationships with many marketing venues. We have researched the media and feel that we have chosen the publications with the largest distribution and best quality for the surrounding areas. We market all of our homes in the Batesville Herald Tribune classified section. We promote our listings in Homes Magazine, which is distributed throughout Rushville, Shelbyville, Greensburg and Batesville. Monthly we feature property in the Tri-state Homes guide to real estate. We have placed advertisements in the Cincinnati Real Estate Weekly and have the possibility to advertise in the Indianapolis Business Journal. Furthermore, Countryside Realty displays property in The Real Estate Book, which is distributed in hard copy as well as features homes on the internet. Included with internet publications, all of the listings with Countryside Realty are found on our website as well as Realtor.com.
Your agent will continuously be speaking with you throughout the sale of your property. The agent will review marketing activities regarding your property. He/She will monitor sales and listings to maintain a competitive position in the current market. During follow-up meetings with your agent, he/she will discuss the possibility of hosting an Open House for your property, if you desire.
Countryside Realty will make every effort to pre-qualify all prospective buyers. The agent will present and discuss with you all offers placed on your property. We will also negotiate the transaction with the other agent. Once you have agreed to a selling price with a pre-qualified buyer, the agent will help finalize the sales contract, and he/she will confirm that all contingencies on sales contract are complete. Until the day your property closes, your agent will be working for you. The agent will monitor closely all lenders and escrow activities to ensure a successful closing and of course, finalize your closing.
Every person has a different reason for using a realtor. Our agents and employees represent your best interest at all time. Realtors are able to market the property at the highest market value and to the largest range of potential buyers.
Countryside Realty agents will be glad to provide you with a free Market Analysis on your property. Send your name, address, phone number, and when the best time will be to contact you to provide the market analysis to firstname.lastname@example.org.
